• When you have spoken with a customer about listing their property, get as much detail as possible. If you are able to preview the home that would be ideal. Share the information with the listing coordinator who will use this information to run a CMA.

  • In addition to the information provided in the initial email, the listing coordinator will pull information from the county property appraiser site, BOCC GIS site, and if there was a previous listing in MLS.

    What are we looking for?
    Subdivision | Beds/Baths | Acreage | Zoning | Flood Zone | Year Built | Square Footage | Special Features (Pool, Waterfront, Golf Course Home/Lot, etc)

  • The listing coordinator will input the contact information if it is not already in Command. Then an opportunity will be created for the subject property. All CMA information will be uploaded in the notes of the opportunity.

  • Within the Opportunity in Command, select documents and click Start Transaction. Follow the prompts on screen to create a loop.

  • Using the information gathered from the previous steps, we will start looking for similar properties. Within MLS we typically start with the subdivision as that will be the specific location, then start plugging in beds/baths and other criteria until there is a reasonable amount of homes/lots to look through.

  • Once you have homes to look through on MLS, scan through each listing and look at photos & details to see if it really is similar to the subject property. If a property is similar, check that property so it turns blue. Repeat the process until you have gone through all of the listings.

  • Once all of the similar properties have been checked, you will click Quick CMA and this will produce a pdf.

  • This pdf will organize all of the selected listings and give numbers for each of them. It is important to double-check the averages as the sheet doesn’t always do the math correctly. On this sheet you will be looking at either the $/square foot or the $/acre. Using these numbers you can calculate an average market suggested price.

  • We always save the pdf versions of the Quick CMA. In addition, you can click Print on the Agent Single Line Display with the similar properties selected and select the Map and save as pdf. Repeat this by selecting 360 Property and checking details and photos. Once these have been downloaded as a pdf they get uploaded into the DotLoop file. When the listing coordinator runs the CMA, they will email these documents as well.

  • This is the point at which agents will have a conversation with their customers and come to an agreement on the listing price. Once this has been decided upon, email the listing coordinator so they can create and share the listing paperwork.
